The construction industry, like all types of industry, has its share of scam artists and roofing is no exception. Although the majority of roofing companies in Delaware are legitimate and will complete your roofing project in a satisfactory manner using high-quality materials, it can be helpful to be aware of some of the potential scams that exist. By learning what to look for to avoid scams, you can be sure that the roofing company you choose will perform the job to your expectations.
Storm Chasing
One of the most common signs that a roofing company may not be legitimate is when their salespeople show up in an area after a bad storm. Most insurance companies will cover storm damage repairs and these types of companies are well aware of it. If someone comes to your door after a storm with business cards from Delaware roofing companies, but you have never heard of the company, it is likely these are storm chasers.
Many will offer free roof inspections and may claim the damage is more extensive than it is. Even if they do not, they will complete the job very quickly and disappear soon after, often leaving the homeowner with a substandard roof that may need replacement sooner than it should or that may have leaks. One of the best ways to protect yourself is to ask if the company is local and check the card for an actual office address. If there is a post office box listed as an address, they may not be reputable. Also, ask them for copies of their license and insurance as well as references. Be sure to check any references provided as well.
Never agree to a roof repair when the salesperson tells you “the price is today only” or that it is a “limited time offer,”, especially after a big storm in your area.
Falsifying Roof Damage
Another tactic of roofing companies who are not reputable is to fabricate damage to your roof, telling you that there is more damage than there actually is or they may damage your roof on purpose to claim you need a repair. This is a scam that is particularly used on older adults who cannot get up on the roof to look at the damage themselves or who may not have family nearby. Always have your insurance company examine your roof before you agree to any repairs and watch any contractor who climbs on your roof to “inspect” it for damage.
RGB Construction provides written descriptions of any damage and can also provide photographs of the damage so you know if they say it needs repairing, they are telling you the truth.
Requiring Payment Up Front
Some disreputable roofing companies in Delaware will require you to pay for the job upfront or at least ask for a very large deposit. Some may ask you to sign over the insurance check prior to beginning the job. Once they cash the check or get your money, they disappear never to be seen again. No payment should be required until you receive a written estimate that describes warranties and includes any legal agreements between you and the contractor.
A good roofing company will agree to send the bill to your insurance company for payment once the job is complete. RGB Construction will even work directly with your insurance company so there is no back and forth regarding payment.
Very Low Estimates
Although a low estimate may seem like a good thing, an unethical contractor may bid very low initially in order to undercut competitors. Once they are hired, they begin to “find” things that are wrong that will increase the price. Because there is a contract in place, you are stuck paying the additional costs in order to complete the job.
Once you have signed a contract, you are not responsible to pay for any increase in material costs. If unforeseen issues do occur, the contractor should work with you to address those issues and not instantly expect you to pay additional costs. Reputable Delaware roofing companies will perform a complete, thorough inspection before providing you with an estimate to avoid those unforeseen circumstances.
High-Pressure Sales
When the salesperson with the roofing company seems to be pressuring you to sign on the dotted line, it is likely that is not a reputable company. A company that offers an estimate significantly lower than any of the others you obtain offers special “limited time” deals, or pressures you to make a decision immediately is likely not going to complete the job to your satisfaction.
Reputable companies provide you with written estimates and then allow you to review the documentation before making a decision. A good roofing company wants you to be aware of the entire process and will work with you to help you make a good decision without pressuring you to choose them.
